Most people land on this question in one of two ways. Either they’re getting quotes for a new boiler and the engineers keep mentioning “combi” or “system” as if it’s obvious, or they’ve moved into a house with a water tank in the loft that their last place didn’t have and they’re trying to work out what they’re actually looking at.
Either way, the terminology gets thrown around without anyone explaining it, and the explanations that do exist tend to stop at “here’s what the words mean” without answering the thing you actually want to know — which one is right for your house, what it would cost to change, and whether the choice you make now causes you a problem in five years.

How do I know which boiler I’ve got?
Start in the airing cupboard and the loft, not at the boiler. It’s quicker and it’s harder to get wrong.
No cylinder anywhere and no tank in the loft, and hot water arrives the moment you open a tap? That’s a combi. A hot water cylinder in the airing cupboard but nothing in the loft points to a system boiler. Both a cylinder and a cold water tank up in the loft — usually a big plastic or galvanised box sitting on the joists — means a regular boiler.
If you want to confirm it at the unit itself, count the pipes. A regular boiler typically has two copper pipes coming out of the top and one from the bottom. A system boiler generally runs three. A combi runs five, because it’s handling mains cold in and hot out on top of the heating flow and return. Pipe counts aren’t quite as reliable as the cylinder-and-tank check — installers do odd things, and plenty of real-world setups don’t read like the textbook — so treat it as the confirmation rather than the diagnosis.
One thing worth knowing before you go up there: an unused loft tank left in place after a combi conversion is fairly common. If the tank is dry, disconnected, or has nothing feeding it, it’s a leftover, not evidence of a regular system.

Do I have enough mains pressure for a combi?
The thing that actually determines whether a combi works well for you isn’t preference, it’s your mains water pressure and flow rate. As a rough guide, you want at least 1.5 bar of dynamic pressure and a flow rate of 10–12 litres a minute to get a shower that doesn’t feel weak.
Below that a combi will still run, but it won’t feel great, and no amount of boiler spec will fix a genuinely poor mains supply. If you’re not sure what yours is, it’s a five-minute check any engineer can do before you commit to anything, and it’s worth doing before you fall in love with a particular boiler.
Sizing matters too, and it’s not just “bigger is better.” A flat or one-bathroom house typically needs somewhere in the 24–30kW range. A three or four-bed home with a single bathroom in regular use might sit at 30–35kW. Oversizing doesn’t get you more hot water any faster than the pipework and pressure allow — it just means the boiler short-cycles, which is harder on the components and worse for efficiency, not better.
Can a combi cope with two bathrooms?
Honestly, a standard one usually struggles. This is the genuine limitation, and it’s the one people find out about after the install rather than before.
Two showers and a kitchen tap running at once will all feel it, because a plain combi can only heat water as fast as it can pull it through — there’s no stored reserve to draw on. For one bathroom, that’s rarely an issue day to day. For a household running two bathrooms most mornings, it’s the single biggest reason people end up unhappy with a combi they were sold as a straightforward like-for-like swap.
There are exceptions worth knowing about. High flow-rate combis push more water — some up to around 20 litres a minute — and storage combis have a small built-in cylinder that behaves a bit like a system boiler in short bursts. Both make two bathrooms more realistic. But neither gets round the real ceiling, which is your incoming mains flow rate: a combi can’t deliver more water than the supply brings in. So for two bathrooms in genuine daily use, a system boiler with a proper cylinder is usually still the more comfortable answer.

Do I need a hot water cylinder?
A system boiler still heats water directly, but stores it in a cylinder rather than producing it instantly, and unlike the tank-in-the-loft setup below, everything’s sealed — most of the major components built into the boiler itself, no header tank up top. What that cylinder buys you is genuinely better simultaneous performance: two bathrooms running hot water at once aren’t fighting over the same instantaneous supply, because there’s a reservoir sitting there ready.
The trade-off most people don’t think about is standing loss. A well-insulated modern cylinder loses relatively little heat sitting there, but it’s not zero — you’re keeping a tank of water hot on the assumption you’ll want it, whereas a combi only spends energy the moment you actually turn a tap on. In practice that difference is smaller than people assume, but it’s there, and it’s part of why system boilers aren’t automatically “more efficient” just because they sound more sophisticated.
If the cylinder is unvented — pressurised, fed straight from the mains rather than gravity from a loft tank — there’s a regulatory side worth knowing about. A tank nobody has looked at in years is a classic cause of a collapsed ceiling — precisely because no one’s watching for it until it lets go.
Which boilers still work in a power cut?
Almost nobody thinks about this until it happens. In a power cut, none of the three can heat water or run your central heating — they all need electricity for that. Cold taps fed straight off the mains keep working regardless, because mains pressure doesn’t depend on your electricity. The real difference is the hot water that’s already been heated and stored.
A combi stores no hot water — the moment the power’s off, there’s none at all. Anything with a cylinder still has the tankful.
Anything with a cylinder — system or regular — still has whatever was heated before the cut, good for a wash or two before it runs cold. A regular boiler goes one step further: its cold supply comes down by gravity from the loft tank, so it’s the one setup that keeps water flowing even if the mains supply itself drops, not just the power. That’s niche, but a genuine advantage for older or exposed rural properties on a less reliable supply.
How much does it cost to switch boiler types?
This is the question most explanations skip, and it’s usually the real reason someone’s reading this.
Converting from a regular or system boiler to a combi generally means removing the loft tank and cylinder, capping off redundant pipework, and sometimes reworking pipe routes. On top of the boiler itself, that’s commonly an extra £1,000–£2,500 depending on how straightforward the property is, more if the pipework’s awkward or the cylinder’s built into a wall you’d rather not disturb. Going the other way — adding a cylinder to a combi-only house — tends to land in a similar range, plus finding somewhere for the cylinder to actually live. Those are mid-2026 figures for this part of Essex, and they move.
Neither of those numbers means much without seeing the property, which is really the point: a phone quote for “just the boiler” often doesn’t include the conversion work, and that’s where people get an unpleasant surprise partway through a job. What if you might want a heat pump later?
Worth flagging even if it’s not an immediate plan. Heat pumps need a hot water cylinder to work efficiently — they don’t pair well with a combi’s instant, high-temperature approach. If you’re on a combi now and a heat pump is even a five-or-ten-year possibility, that’s a genuine factor in deciding whether to stay combi-only at your next boiler change or move to a system setup with a cylinder already in place.

What’s different about older Colchester and Essex homes
Local housing stock changes this decision more than the national guides let on.
A lot of the housing around Colchester, Wivenhoe and Marks Tey is Victorian and Edwardian, plus a good number of period conversions and flats carved out of larger houses. Two things matter most in stock like this. The first is mains pressure — older, narrower supply pipes into the property, sometimes shared, and in first-floor conversions the pressure at the tap can be well under what a combi wants. The second is hard water. This part of Essex sits in one of the hardest water areas in the country, and it matters more than most people expect when choosing a boiler type. Can I fit a combi if I’ve got no loft tank but do have a cylinder?
